We stand behind our Good Faith Estimates, and guarantee that the total costs quoted at the beginning of your loan will not exceed the amount you see when you sign your loan*. Good Faith Estimates will always be based on 30 day locks, unless otherwise specified, and can only be provided when a complete application has been taken.

We operate by the following 3 simple rules:

1.  Above all, do no harm.

We only want people to get mortgages that they can afford to repay, and we will only refinance a loan if there is a clear benefit to the borrower.

2.  Always leave the situation better than when you found it.

We cannot always solve financial problems with a mortgage.  If we cannot recommend a loan, we promise to offer our best advice to help you qualify for a good loan in the future.

3.  Just do the right thing.

It's not always easy, especially when it hurts, but it sure beats the pain of regret. We back up what we say we'll do.

*Guarantee "Fine Print"

The guarantee excludes prepaid interest, taxes and insurance. The guarantee does cover 3rd party fees, which are originally best estimates, and any fees that we may charge. Some 3rd party fees may be higher and others lower than estimated, but the aggregate of all fees will not exceed our quote. Additionally, if the loan requires lock extensions due to circumstances beyond the reasonable control of the loan officer, the borrower may be required to pay for those extensions.
